Paving in a Planned Community
Asphalt paving in Country Walk takes place in a planned community with a distinctive history. The Arvida Corporation, then owned by Disney, built Country Walk, with construction starting in 1978 and finishing in 1994. Hurricane Andrew destroyed 90 percent of the community's 1,700 homes in August 1992. The rebuilt homes use concrete walls instead of wood frame, and much of the neighborhood's pavement dates from that rebuild.
HOA standards
Planned communities usually have rules for how driveways look, how wide they can be and what materials are allowed. Before any work in Country Walk, check with your association. We provide the drawings, dimensions and material details your architectural committee is likely to ask for, so approval comes first and the job is not delayed.
Community streets and common areas
Shared streets, guest parking and clubhouse lots in a community like this carry garbage trucks, school buses and delivery vans. When we bid community paving, we look at the condition of each street, where water collects, and how inlets and curbs will tie into a new surface. Work is done in phases so every resident keeps access to their home.
Size and setting
The 2020 census counted 16,951 residents and 5,277 housing units on about 2.58 square miles of land, at an elevation of 7 feet. SW 137th Avenue (State Road 825) forms the eastern border and Coral Reef Drive (State Road 992) the southern border. Richmond West lies to the south.
Unincorporated Miami-Dade
Country Walk is unincorporated, so the county is the permitting authority. The county's exemption guide says paving and drainage work requires a Zoning Improvement Permit, and resurfacing, restriping or sealcoating a parking lot does as well.
Residential driveway work
- Full replacement of post-Andrew driveways where the base has failed
- Resurfacing where it is still sound
- Widening within HOA limits
- Sealcoating to restore color and protect the surface
- Edge and swale repairs
Planning with the association
For community-wide projects, we can provide a condition survey of every street and lot, a phase plan, and a multi-year maintenance schedule so the association can budget for sealing, repairs and eventual resurfacing instead of paying for emergency fixes.
Concrete-block homes, asphalt drives
Since the rebuild, Country Walk homes have concrete walls instead of wood frame. Driveways, though, are a separate structure and need their own care. Asphalt that went down during the 1990s rebuild has now had more than 25 summers of sun and rain. If it is still flat and draining, sealing and crack filling may be enough. If it has settled at the garage or shows web-like cracking, the base needs to be rebuilt.
Edges along common areas
Where private drives meet common landscaping or sidewalks, edges get trampled by mowers and foot traffic. We finish those edges with a sloped, compacted shoulder so they are supported and hold their shape.
Driveway widening within HOA limits
Many Country Walk owners want room for a third car or a side pad. Association rules usually limit how wide a drive can be and how close it can come to the property line. We measure what is allowed, show you the layout before approval, and build the added width on the same compacted base as the original drive.

Country Walk Questions
Do I need HOA approval for a new driveway?
Most planned communities require it. Check with your association; we supply the drawings and specs they ask for.
Can you give our association a multi-year paving plan?
Yes. We survey the streets and lots, rank them by condition and lay out a sealing, repair and resurfacing schedule.
Will residents lose access during street paving?
No. We pave in phases and keep a route open to every home, with notices posted ahead of each phase.
What does a community paving survey include?
We walk every street, guest parking area and common lot, note cracks, settled areas, failed patches, faded striping and drainage problems, and photograph them. The association gets a written report that ranks each area by condition, recommends what to do and when, and estimates the cost of each step so the board can budget with confidence.
