Paving Across a Big Suburban Area
Asphalt paving in Kendall covers a wide range of properties: single-family driveways, townhouse communities, office parks and shopping center lots. Kendall is big: 80,241 people and 33,350 homes in 2020, spread over roughly 16 square miles. US 1 forms its eastern boundary, the Turnpike's Homestead Extension its western boundary, and the Don Shula Expressway (State Road 874) cuts across from northeast to southwest.
A long history of slow development
The Florida Land and Mortgage Company bought much of the land from the state in 1883, and the area was named for company director Henry John Broughton Kendall. Development was slow because the land was not open to homesteading; a post office came in 1914 and the first school in 1929. Most of what is here today was built in later decades and then rebuilt after Hurricane Andrew severely damaged Kendall in 1992.
Commercial lots
Kendall has a large amount of commercial pavement, from strip centers to offices near Dadeland. Those lots carry heavy traffic every day. The parts that fail first are entrances, drive aisles, dumpster areas and spots near inlets where water collects. We map those areas, rebuild them full depth, overlay or seal the rest, and restripe to the current ADA Standards. Work is phased so tenants and customers still have parking.
Residential driveways
On the residential side, the most common jobs are full replacements of driveways from the post-Andrew rebuild, resurfacing where the base is still good, and sealcoating. Kendall's elevation is about 7 feet, and its inland location makes it warmer during the day than coastal areas. Strong sun is why sealing every few years is worth it here.
Unincorporated Miami-Dade
Kendall is an unincorporated census-designated place, so Miami-Dade County is the permitting authority. The county's exemption guide states that paving and drainage work requires a Zoning Improvement Permit, and so does resurfacing, restriping or sealcoating a parking lot. We include that step in the schedule.
What we bring to a Kendall job
- Base checks and full-depth repairs where pavement has failed
- Grading so water reaches the swale or inlets
- Phased work for busy commercial properties
- ADA-compliant striping layouts
- Sealing schedules timed around summer storms
Townhouse and HOA communities
Kendall has many townhouse and condominium communities with private streets and shared parking. We work with property managers to plan paving and sealing in sections, post notices ahead of time, and keep at least one route open for residents.
Sealing schedules in the wet season
With strong sun and summer storms, timing is everything for sealcoating in Kendall. We prefer early starts in the summer, watch the radar, and keep the area closed until the sealer has set. For large commercial lots, the drier months from late fall through spring are the easiest window, and we book those early.
Small-lot and single-home work
Not every Kendall job is big. We also replace single driveways, fix a few potholes for a small office or church, or seal and restripe a 20-space lot. Each gets the same written quote and the same attention to base and drainage.
