Driveways in a Historic Neighborhood

Asphalt paving in Richmond Heights is mostly driveway work for homes that have stood for generations. Captain Frank C. Martin, a Pan American pilot, bought farmland here in 1949 next to the former naval air base and laid out Richmond Heights as a neighborhood where returning African American veterans could buy homes. Many families have owned their homes here for decades, and many driveways are due for replacement.

Next to the old air station

At the start of World War II, the U.S. Navy bought about 2,500 acres in southwestern Dade County to build Naval Air Station Richmond, an airship base. A hurricane and fire destroyed the base in September 1945. Richmond Heights was developed on adjacent farmland a few years later.

A small, settled community

The 2020 census counted 8,944 residents and 3,144 housing units on about 1.59 square miles of land, at an elevation of 10 feet. Older homes on modest lots usually have single driveways meeting the swale with no curb, and the edges there take the most damage. We rebuild those edges wider and finish them so they stay supported.

Replacement done right

On an older driveway, what is underneath matters. Previous patches, old concrete and settled fill are common. We remove what is not firm, compact a limerock base in lifts, set the slope toward the street, and pave. If the drive needs to be widened for a second car, we do it at the same time so the whole surface is new.

County permits

Richmond Heights is unincorporated Miami-Dade. The county's exemption guide says paving and drainage work requires a Zoning Improvement Permit. We check the requirement for your address.

Common jobs

  • Full driveway replacement
  • Widening for an extra car
  • Edge and swale repairs
  • Crack filling and sealcoating
  • Church and small business lots

Keeping costs clear

We put each part of the job in the written quote: removal, base, asphalt, edges and any widening. You see where the money goes and can decide what to do now and what can wait.

Respecting older homes

Many homes in Richmond Heights have mature landscaping, low walls and old walkways next to the driveway. We protect those during demolition and paving, cut cleanly at walkways and garage slabs, and finish the new surface so it meets them at the same height.

Drainage on flat lots

At about 10 feet above sea level, the ground here is flat. Older driveways that have settled often slope back toward the house. When we replace a drive, we reset the grade so water flows away from the home and toward the street. That one change often solves years of puddles in front of the garage.

When sealing is enough

Not every older driveway needs to be replaced. If yours is still smooth, solid and draining well, crack filling and a sealcoat can restore its look and protect it for years at a fraction of the cost. We will tell you honestly which option makes sense.

After the work

We let you know when you can drive on the new surface, how to care for it in the summer heat, and when it should get its first seal.

Scheduling around your household

We plan most driveway jobs here over two working days, and we let you know in advance when the drive will be out of use so you can park on the street or nearby.

Richmond Heights Questions

Can you replace and widen my driveway at the same time?

Yes. Doing both together gives you one continuous new surface with no seam between old and new.

Do you pave church parking lots?

Yes. We repair, pave, seal and stripe church lots and schedule around services.

Who handles permits in Richmond Heights?

Miami-Dade County, since it is unincorporated.

What if my driveway is lower than the street?

That usually means it has settled over the years or the street was raised during resurfacing. Water then runs from the street onto your drive. We remove the old pavement, build the base back up with compacted limerock and pave to a grade that sheds water toward the swale instead of collecting it.
