Lines That Organize the Lot
Parking lot striping is what turns a paved area into a working lot. Stall lines, accessible spaces, aisles, arrows, stop bars, crosswalks and fire lanes tell drivers where to park and how to move. Faded paint leads to crooked parking, lost spaces and confusion at entrances. In South Florida, where sun and rain wear paint down quickly, lines that looked sharp a few years ago may be barely visible now.
Restriping vs. a new layout
Restriping follows the existing lines. A new layout is drawn from scratch, either because the lot is newly paved or sealed over, or because the owner wants a different arrangement: more stalls, a new drive-through lane, compact spaces, or a better traffic pattern. Expect a fresh layout to run 20 to 50 percent above a restripe, per HomeGuide, since every line has to be measured and chalked first.
Accessible parking
Federal guidance from the Justice Department is clear that a restriped lot has to bring its accessible parking up to the 2010 ADA Standards. In practice that means:
- The required number of accessible spaces for the total number of spaces in the lot
- One van-accessible stall in every six accessible ones, minimum
- Access aisles next to each accessible space
- Signs with their lower edge no less than 60 inches off the pavement
- A level surface, with slopes no steeper than 1:48 in the space and aisle
We count your stalls, work out the requirement and lay out the accessible spaces nearest the entrance before paint goes down. If the existing pavement is too steep in that area, we point it out.
Markings we paint
- Standard and compact stall lines
- Wheelchair symbols, accessible stalls and their hatched aisles
- Arrows and stop bars at the exits
- Pedestrian crossings and loading areas
- Red and yellow curbs and fire lanes
- Stenciled words and numbers such as RESERVED, NO PARKING or stall numbers
Timing with sealing and paving
The best time to stripe is right after a lot is sealed or repaved, when the surface is black and clean. Fresh sealer has to cure first, and new asphalt should be cool and clean. We often seal and stripe on back-to-back days so the lot is only disrupted once. Paint dries quickly, but we schedule around rain, which is a real factor during Homestead's summer afternoons.
How long lines last
In HomeGuide's estimate, good paint holds up 2 to 5 years before it's due again. Busy drive lanes and entrances wear faster than stalls. Many properties restripe on the same cycle they sealcoat.

How It Works
1. Count and measure
We count stalls, check accessible-space requirements and note markings needed.
2. Layout
For new layouts, lines are measured and snapped before painting.
3. Paint
Lines, symbols and stencils applied in dry weather.
4. Reopen
Most paint dries within an hour; we reopen the lot once it is set.

Parking Lot Striping Questions
How many accessible spaces does my lot need?
The 2010 ADA Standards tie it to your total stall count: a lot of 1 to 25 stalls needs one accessible space, the number climbs from there, and one in six of them has to be van-accessible. We work out your number during the estimate.
Can you stripe a lot while we are open?
Yes. We stripe in sections and block only the area being painted. Most paint dries in about an hour, so each section is closed only briefly.
Should we seal before restriping?
If the pavement is gray and worn, yes. Lines on a freshly sealed surface are more visible and the lot looks new. If the pavement is still dark, restriping alone is fine.
How long does striping last in Florida?
HomeGuide gives 2 to 5 years for a well-maintained job. Strong sun and heavy traffic shorten it, so entrances and drive lanes often need touch-ups between full restripes.
