Driveways for an Established Village

Asphalt paving in Palmetto Bay is mostly residential work: replacing and resurfacing driveways at established homes, many on generous lots with mature trees. The village calls itself the Village of Parks, and its streets have the kind of canopy that looks good and causes trouble for pavement, as roots spread under driveways and lift them into ridges over time.

Formed from three older communities

Palmetto Bay incorporated on September 10, 2002, taking over the territory of the Cutler, Rockdale and East Perrine census areas. The 2020 census counted 24,439 residents and 8,934 housing units on about 8.29 square miles of land, at an elevation of 10 feet. US 1 forms its western border, and the village runs east toward Biscayne Bay.

Older driveways after Andrew

Wikipedia lists Palmetto Bay among the areas hit hardest by Hurricane Andrew in 1992, with many homes and businesses destroyed and rebuilt slowly over the following years. Driveways from that rebuild era are now old enough that many owners are deciding between resurfacing and replacement. We probe the base and look at drainage before recommending either.

Trees and driveways

When roots lift a section, sealing and patching on top will not solve it. We cut out the lifted area, remove the root where it can be done without harming the tree, rebuild and compact the base, and pave the section back flush. For new driveways near large trees, we can leave more room around the trunk and set the edge farther away.

Longer drives and circular drives

Many Palmetto Bay homes have circular driveways or long drives set back from the street. Those are larger jobs, and we price them by area, removal and base work. Asphalt is a practical choice for long drives because it costs less per square foot than many alternatives and can be resurfaced later instead of replaced.

Village permits

Palmetto Bay handles its own permitting as an incorporated village. If a project reaches the swale or the edge of the road, we check the village's requirements before scheduling the work.

Matching the look of the street

In an established village with well-kept homes, how a new driveway looks matters as much as how it is built. We cut straight, clean edges, finish the transitions to the garage slab and the swale neatly, and keep the surface even so it does not show patch lines. If you are resurfacing rather than replacing, the new layer gives the whole driveway a uniform black finish that can then be maintained with sealing.

Drainage on bayside lots

The eastern part of the village slopes gently toward Biscayne Bay, and many lots are flat. We set enough fall on the driveway to move water toward the swale or the street and away from the house, and we make sure a new or overlaid surface does not end up higher than the slab it meets. On large lots, we can also discuss where runoff goes once it leaves the pavement.

Before and after the rainy season

The best time to fill cracks and seal a Palmetto Bay driveway is in the drier months before summer storms return. Sealing in the fall or winter means the surface goes into the next wet season protected, and crack filling keeps water out of the base when the heavy rains start. If you only do one maintenance task a year, filling cracks before May is the one that pays off most.

Pavers and asphalt together

Some homes here combine an asphalt drive with a paver apron or border. We pave right up to the pavers with a neat joint at the same height, which keeps water flowing across the transition instead of collecting against the border.

Palmetto Bay Questions

A tree root lifted my driveway. Can you fix just that part?

Yes. The heaved strip is cut out, the root trimmed if an arborist would okay it, the limerock put back and compacted, and the patch paved level with its neighbors.

Do you pave circular driveways?

Yes. Circular drives are measured and priced like any driveway, with attention to the curves so the edges are well supported.
