Paving in West Perrine
Asphalt paving in West Perrine serves a small, established community just west of US 1. Before the 2000 census, the area was part of Perrine; the eastern part, East Perrine, is now inside the Village of Palmetto Bay, while West Perrine remains unincorporated. The name comes from a land grant to the heirs of Henry Perrine, one of the earliest landholders in South Florida.
A small, settled community
The 2020 census counted 10,602 residents and 3,516 housing units on about 1.75 square miles, all of it land, at an elevation of 7 feet. Many homes have been in place for decades, and their driveways show it: patches on patches, edges broken off at the swale, and low spots that hold water. Most of our work here is replacement and repair.
Along US 1
US 1 (Dixie Highway) forms West Perrine's eastern border, running northeast into Miami and about 12 miles southwest to Homestead. Businesses along and near the highway have small lots with heavy turning traffic. Entrances and drive-throughs usually fail first, and a full-depth repair there, combined with sealing and restriping, can buy the rest of the lot years of life.
Unincorporated area
West Perrine is unincorporated Miami-Dade, so permits come from the county. The county's exemption guide says paving and drainage work requires a Zoning Improvement Permit. Work that connects to US 1, a state road, may involve state approval as well, and we check that before scheduling.
Building it right on an older lot
On older properties, the ground under the driveway can include old fill, broken concrete or organic soil. We remove whatever is not firm, build a compacted limerock base in lifts, and set the grade so water runs off to the swale. That is what keeps a new driveway from repeating the problems of the old one.
Common West Perrine jobs
- Full driveway replacement
- Pothole and edge repair
- Sealcoating and crack filling
- Small commercial lot repair, sealing and striping
Budget-minded options
If a full replacement is not in the budget this year, we can repair the worst areas, fill cracks and seal the rest to slow further damage. We will tell you how long that is likely to hold so you can plan.
Churches and community lots
West Perrine has churches and community buildings with small lots that see heavy use on certain days. We schedule repairs, sealing and striping around services and events so the lot is ready when it is needed. Accessible spaces are laid out to the 2010 ADA Standards whenever a lot is restriped.
Edges and drainage on older streets
Many older streets here have no curbs, so driveways drain straight into the swale. When the swale has filled in over the years, water backs up onto the pavement. We look at the swale as part of the estimate and, where needed, regrade the transition so water can leave the driveway.
Clear pricing
Your quote lists every part of the job so you can see the cost of removal, base work, paving and any extras.
A note on older concrete
Some older homes here have a concrete driveway that has cracked into slabs. Asphalt can replace it, but the old concrete must come out first; paving over broken slabs leaves cracks that reflect straight through the new surface within a season or two.

West Perrine Questions
Can you just repair the worst parts of my driveway?
Yes. Spot repairs plus crack filling and sealing can extend the life of a driveway that is not ready for full replacement.
Is West Perrine part of Palmetto Bay?
No. East Perrine joined Palmetto Bay; West Perrine is unincorporated Miami-Dade, so the county handles permits.
My business entrance on US 1 keeps breaking up. Why?
Turning traffic concentrates stress at entrances. A full-depth repair with a thicker section holds up much better than surface patches.
Can my business lot stay open while you repair it?
Yes. We work in sections, keep at least one entrance open, and schedule around your busiest hours. For small lots, repairs, sealing and striping can often be finished in one or two days, with each section closed only as long as needed for the material to set.
